What's this job going to cost?
Ballpark ranges for the work Mainers actually get done — and the four things that move each number. Then, if you want a real one, we'll put the job in front of a single local contractor.
Roof replacement per home (about 1,650 sqft)
$7,500–$14,000
Typical Maine job lands near $10,750. 2026 pricing.
What moves this number
- Roof pitch — steep roofs need staging and take longer
- Layers to tear off — a second layer adds disposal and labour
- Decking condition — soft spots get replaced, not covered
- Chimneys, skylights, valleys — every penetration is detail work
Asphalt architectural shingle is the baseline. Standing seam metal runs meaningfully higher.
This is a ballpark, not a quote. Nobody can price your job from a website — a real number needs somebody standing in the room, looking at what's actually there. Treat this as a sanity check for the quotes you get, nothing more.

- Why is the range so wide?
- Because jobs genuinely differ that much. Two houses the same size on the same street can be thousands apart — one needs new decking under the shingles and one doesn't. A narrow range would be a made-up range.
- Are these numbers from Maine or national averages?
- Maine. The roofing range is for a typical 1,650 sqft home with architectural shingles; the deck figure is a 300 sqft 12×25 with framing, footings, railing and stairs included. National averages read lower and don't account for what this state costs.
- Can I use this to pick a contractor?
- Use it to sanity-check quotes, not to pick one. A quote near the low end isn't automatically good — a roof can come in cheap because something's being skipped, and the homeowner finds out two winters later. Ask what's included.
- Does it cost anything to get a real quote?
- No. Homeowners never pay 207 Leads anything. Your request goes to one contractor who works your town, and you get a real number from somebody who's looked at the job.
